Permits & Before We Build
Obtaining permits has become the most frustrating time delay in being able to start your pool project. Most municipalities take between 8 & 10 weeks to issue a permit. In some cities the permit travels through multiple departments to be approved. Your cooperation in giving us the needed information quickly is required. We will do the leg work on your behalf, but we need your survey, cheques payable to the city and signed forms. We will give you clear instructions and answer any question on these matters. Site preparation such as tree removal, patio removal, bush removal etc. and protection for driveways and/or walkways if our machines are driving on them can add thousands of dollars to the cost of the project. Very few yards are a blank slate.
Gas & Electrical Connections
We arrange and schedule licensed trades people to handle all gas and electrical connections. There are municipal regulations for placement of pool equipment. When the pool equipment requires underground lines and trenches the costs go up. The gas quote does not include ventilation if the heater is in a shed. There are regulations as to the placement of the heater as well. Electrical hookup is regulated by the ESA & an electrical permit is taken out as part of the cost. Power for cabanas and outdoor kitchens can be quoted as well.
Access For Construction
Many projects require us to use the neighbor’s property in order to gain access to you backyard. If this is the case, it is very important to communicate with them prior to booking a project. A typical job can mean a minimum of 500 passes for a machine over the access route in various weather conditions. Considerations that can push up the project costs are:
Length of Construction
This is usually the first question asked after we start digging the pool. The typical pool is built in 3 to 5 business days. See here for video and timelapse. The landscaping and patio can take from one week to many weeks depending on the scale of the project. The average pool project takes just 2 to 3 weeks before we are ready to fill your new pool! We can’t fill the pool until the fence passes city inspection.
The best way to discover what may be possible to build in your yard and what it may cost is to book an appointment with us. We have found that many of our customers benefit from having realistic expectations before we arrive. The following outlines some basics that will help you create a wish list and prepare for budgeting before we meet.
Just as important as the size of the patio is the material selection when it comes to cost. The minimum patio area associated with the pool is 275 square feet. The average project we design is 800 square feet, but it is not uncommon to have projects with 1,200 square feet of patio or more. We can also do the traditional 3’ walkway around the pool for those who have enough patio or want to keep their lawn.
Concrete materials range in price from $18 to $25 per square foot. Brushed or broom finish concrete priced at the lower end of the range and patterned concrete options priced towards the upper end.
Typical patios of popular interlocking stone cost from $29 to $40 per square foot depending on the size of stone and product choices.
Natural stone range from $35 to $125 per square foot. When using stone products around the pool perimeter, a concrete sub-deck is often required which is not included with stone installation prices. Patio coping will affect the prices as well.
There are many other considerations for your backyard such as retaining walls, steps for elevation changes, fireplaces, outdoor kitchen, outdoor washrooms, pergolas, privacy screens, sprinklers, garden lighting, wood decks, and plants to soften and complete the look.
